New build, extension, and restoration across residential, small hospitality, and adaptive reuse. Drawn at 1:20 with weekly site presence and a twelve-month post-completion follow-up period. For clients with a slow project and a clear room they want, willing to take twelve to thirty months from sketch to keys. Pricing: 8–12% of construction cost on residential; fixed fee on hospitality after a paid briefing stage.

Interiors
Full interior fit-out, joinery, and curated furniture selection for houses, apartments, and small hospitality. Drawn at 1:20 — every door, every reveal, every brass detail. The studio works with 26 named makers across Greece and Italy. Includes survey, design, joinery drawings, supplier coordination, on-site presence during fit, and twelve months of follow-up.

Adaptive Reuse
Listed townhouses, disused industrial buildings, and stone shells in the islands. Every adaptive reuse project begins with a four to six week survey; nothing is proposed until everything has been measured. Consulting
